Paris luxury property finder, acting for the buyer only

Acropolis Real Estate is a Paris luxury property finder that represents buyers, never sellers. We search, negotiate and secure your purchase with the discretion an international clientele expects.

A Paris luxury property finder works for one party only: the buyer. We sell nothing, carry no stock and are paid only if you complete a purchase on the terms you set. At Acropolis Real Estate, that principle shapes everything else: the search, the negotiation, the checks and the support we give you until the deed is signed before the notary.

Most of our clients live outside France. Many are weighing Paris against the French Riviera, Luxembourg or Greece at the same time, and they want a single adviser who can compare those markets with the same rigour.

Why use a buyer's agent in Paris?

The top end of the Paris market is small and opaque. The finest apartments (a piano nobile with a full-length balcony, a top floor with a terrace, an open view over the Seine or a monument) are rare, and a share of them changes hands without ever being advertised. For a buyer based in London, Dubai, Geneva, Hong Kong or New York, following that market from abroad is close to impossible.

A buyer's agent in Paris brings three things:

  • Wider access: the public listings, but also the properties offered quietly through notaries, wealth managers, family offices, partner agencies and owners themselves.
  • A filter: we view first, discard what does not fit and show you only the properties worth a trip.
  • An advocate: negotiation from your side of the table, and a critical reading of the technical and legal documents before you commit to anything.

We handle family apartments, pieds-à-terre, private mansions, whole buildings and prime offices for companies and investors.

Buyer's agent or luxury estate agency: what is the difference?

It comes down to the mandate. A luxury estate agency in Paris usually holds a sale mandate: it is instructed and paid by the seller to achieve the highest price. A buyer's agent holds a search mandate signed with the buyer: the job is to secure the right property at the right price.

The two roles are complementary: we work with the established Paris agencies and review their stock alongside the rest of the market. For a fuller comparison, read our article on buyer's agents versus luxury estate agencies in Paris.

Prime Paris neighbourhoods and prices

According to the Notaires du Grand Paris, the average price of existing apartments in Paris was around €9,600 per m² in the first quarter of 2026, with standardised prices ranging from about €7,500 per m² in the 19th arrondissement to just over €14,000 per m² in the 6th. At the end of 2025, the most expensive districts (Notre-Dame, Saint-Germain-des-Prés, Champs-Élysées, Archives, Odéon) averaged above €14,500 per m². Exceptional properties trade well above these averages, depending on floor, view, outdoor space and condition.

Reaching properties that are never advertised

A significant share of high-end transactions happens without a listing: an owner who does not want the address exposed, an estate being settled, a property offered first to a small circle of qualified buyers. These opportunities circulate only between trusted professionals, and only towards buyers whose funding and intent are established.

This is one of the first things a finder brings. We present your search anonymously to our network, qualify what comes back and arrange viewings discreetly. To see how this parallel market works, visit our page on off-market property in Paris.

Our six-step process

This is how a typical engagement runs. Every project is different, and we adapt the pace to yours.

  1. Briefing: intended use (main home, pied-à-terre, rental investment, offices), total budget, areas, must-haves and timing.
  2. Search mandate: a written mandate sets out the scope and the fees, as required by the Hoguet law, which governs property intermediaries in France.
  3. Search and shortlist: monitoring of listed stock, off-market sourcing through our network, first viewings by us, reports with photos, floor plans and a price analysis.
  4. Accompanied viewings: grouped over a short visit, or by video call if you are abroad.
  5. Negotiation and offer: a price case built on comparable sales, appropriate conditions precedent, and a drafted offer.
  6. Through to completion: review of surveys and building documents, coordination with your notary, lender and advisers, and attendance at signing.

Due diligence: what we check before you commit

In Paris, a beautiful apartment can sit in a poorly maintained building or a divided co-ownership. Before any firm offer, we review in particular:

  • Mandatory surveys: energy performance certificate (DPE), asbestos, lead, electrics, gas, termites and the certified floor area. The energy rating matters to investors: since 2025, G-rated homes can no longer be offered on new tenancies.
  • The building's co-ownership records: minutes of the last three general meetings, building regulations, maintenance log, approved or planned works, the multi-year works plan, service charges and any arrears.
  • Planning and permitted use: compliance of past works, merged units, change of use for offices or short-term furnished lettings.
  • The notarial timeline: preliminary contract, a ten-day cooling-off period for a private buyer of a home, then the final deed, usually two to three months later.

We work with your own notary or introduce you to Paris practices used to foreign buyers.

Built for international and multi-country buyers

Acropolis Real Estate was founded by Nicolas Milonas, chairman of Acropolis Group since 1999 and a specialist in cross-border investment between Europe, Asia and the Middle East. That background translates into habits that matter to a non-resident buyer:

  • Financing: French banks do lend to non-residents, typically with a larger deposit and often within a private-banking relationship. We factor this in from the start.
  • Structuring: personal ownership, a property-holding company or a holding structure, to be confirmed with your tax advisers, notably regarding the French real-estate wealth tax (IFI) above €1.3 million of net property assets.
  • Remote management: powers of attorney, electronic signature of the preliminary contract, coordination of contractors and letting management after purchase.
  • A multi-country view: Paris is often weighed against a villa on the French Riviera, a home in Luxembourg or an investment in Greece. We help you decide.

Fees and confidentiality

Our fees start from 2% of the purchase price (VAT included), with a minimum fixed fee quoted on request. They are set out in the search mandate and payable only if the purchase completes. Our article on luxury property finder fees in France explains market practice in detail.

Confidentiality is part of the brief. Your identity is disclosed to a seller only with your consent, and information about your assets and financing stays between you, us and the professionals strictly needed for the transaction.

Frequently asked questions

How much does a Paris property finder cost?

Our fees start from 2% of the purchase price (VAT included), with a minimum fixed fee quoted on request. They are written into the search mandate and payable only on completion.

How long does a search take?

It depends on how rare the property is and how flexible the brief. Once a property is secured, allow two to three months between the preliminary contract and the final deed. We do not promise timelines, but we give you a realistic one at the first meeting.

Can you access off-market properties?

Yes. Part of the prime market sells without public advertising. We reach it through our network of notaries, wealth managers, partner agencies and owners.

Why not go straight to a luxury estate agency?

An agency represents the seller. A buyer's agent represents you, reviews every source and negotiates in your interest. Both can work together on the same transaction.

Can I buy in Paris without travelling?

Largely, yes. We carry out first viewings, send you videos and reports, and both contract and deed can be signed under power of attorney. We still recommend at least one visit in person before making an offer.

Can a non-resident get a mortgage in France?

Yes, subject to conditions. Banks generally ask for a larger deposit and a solid wealth profile. We point you to lenders used to international clients.

What costs should I budget on top of the price?

For existing property, acquisition costs (transfer duties and notary fees and disbursements) are generally 7% to 8% of the price. Add our fees and, where relevant, bank and security costs.

Do you also search for offices or whole buildings?

Yes. We support companies and investors looking for prime offices, headquarters and entire buildings, in Paris and in the other countries where we work.

How do you protect my privacy?

Your search is presented anonymously. Your name is disclosed only when appropriate and with your consent, and we can sign a confidentiality undertaking at your request.
